software and photo enhancement software. We use the latest Photoshop
software to enhance the quality of the photos on our MLS listings. Great

Point-of-Sale- We always post new, attractive and sharp looking (reflective)
listing signs in front of our listings wherever allowed. If possible, we

directional arrows. Your front yard sign will be stocked with full-color+
(double-sided) glossy flyers with 9 pictures…to present your house in the
best light possible. We budget over $400 per month on flyers and signs.

Internet- We currently have 19 office and agent websites. Every home that
we list has its own unique webpage, with tons of photos, maps and
information about the home. They attract hundreds of buyers every month.
Our sites have state-of-the-art search tools, including the ability to
create slideshows and printable flyers from the data in your MLS listing.
Buyers can even create a map right from their door to your house. We have
thousands of dollars and hundreds of hours invested in our websites. Our
internet budget (for development, hosting and advertising) is currently
running about $500 per month. Your listing will also appear on dozens of
other internet sites, we have included a partial list of office, agent and

every issue of the number one print publication for Real Estate shoppers in
the area- Homes and Land Magazine. Our monthly budget for print
is in excess of $1600 per month.

Straight talk
We don't believing in
spinning or sugarcoating the truth. The real estate market in
Florida is crazy. It has been crazy for the past two
years. When prices were going up like mad we prided our
selves on advising buyers and sellers about the realities of a
seller's market. We do the same thing now in a buyer's
market, when prices are dropping somewhat. In fact we have

About the site
What is going on TODAY
with the Real Estate market? Does anyone know? One day the
newspaper says that prices are dropping, but a week later a
headline says Brevard is UP 25% over last year and is one of the
20 hottest markets in the country! Well nobody can predict the
future with complete accuracy, but we have been watching market
statistics very closely for the last 18 months.
You definitely are not
getting the WHOLE story from Florida Today. They are really
just regurgitating data given to them by the various (local,
Florida and National) Realtor Associations. That is the main
reason why the stories contradict. It is often very difficult
to tell if apples are being compared to apples.
Beware
The press releases
often put a subtle spin on their sales data. They will often
omit statistics that show price drops. How do they do this?
Well, they choose time frames that show the rosiest possible
scenario. Here's a quick example- The median sale price in
Brevard for January was reported as $209k in the 2/16/2006
Florida Today. This was reported as a slight drop, but a
positive spin was put on the news. It was pointed out that
Brevard was still UP 25% over one year ago! But- they failed to
note something that is WAY more important, at least to me. The
median price peaked at $249k late last summer and has slid
gradually down since then. At some point in the next few
months the 2005 and 2006 sales price lines are going to "cross"
meaning that prices for 2006 will be below 2005 levels.
That will be a bog day for the psychology of the market.
