The traditional RE/MAX maximum commission concept revolutionized the industry in the 1980s and 1990s. Top producers were offered the opportunity to pay a reasonable percentage of actual monthly office expenses, plus a monthly management fee to their broker, and in return kept all of their commission checks. This was a perfect situation for multi-million dollar producers and RE/MAX grew like crazy, reaching over 100,000 agents a few years ago. This system works wonderfully during the 90s and through the real estate boom. But- we observed that it became very difficult, even for some experienced, highly productive agents to handle the pressure of having a monthly obligation to the broker when the market began to slow down about 2005.

The RE/MAX Beach Towne commission model is designed to attract the top 20% of agents that make 80% of all Real Estate sales. Our philosophy is to offer maximum assistance/tools/help to our agents grow their business and incomes... as well as very attractive splits.

Here at RE/MAX Beach Towne we believe that relaxed, happy agents are most productive. That is why we created our RE/MAX Your Way System. There are 3 different Commission Programs in the System, each is designed for a different type of agent. They are all designed for simplicity.

••> Beach Towne No Stress Program- Take it to the next level

Instead of having to worry about making an office fee payment every month, as a Beach Towne No Stress agent you can pay when you receive your sales commission checks- 70% goes to you and 30% goes to the brokerage. When you reach $60,000 in total commission earnings, (about $2 million closed at 3%) you will get a raise to 95% for the rest of the time remaining of your year. We charge you no additional franchise fees, technology fees or desk fees. Our agents love this plan.

This program is set up to accommodate experienced agents who can demonstrate the ability to close at least $1.5 million or more in the next 12 months. Anyone full time agent selling more than $1 million/year, who is getting less than a TRUE 70% split will definitely be getting an immediate raise, and more support and training. Give us a call.

If you currently receive 70% or more, and sell more than $1.5 million per year, you should definitely talk with us too. Remember, you will get an AUTOMATIC raise to 95% at $60,000 in annual commissions, which is typically about $2 million in sales. A table showing approximate split levels on a yearly basis at various sales levels is below.

••> Beach Towne Reach for Greatness Program- For transitioning agents

This program is basically the same as the No Stress program, but is designed for agents that are part-time, newer to the business or trying to re-establish themselves. The focus here is on training, coaching and mentoring: in marketing, lead generation and time management. Reach for Greatness agents start at a 70% split, and pay $295 per month. They receive monthly one on one coaching sessions with Amy and Jeff, enrollment in the RE/MAX 100 Days to Greatness quick start program and weekly mentoring tips. Agents also receive a Free, full-featured RE/MAX website and technology training. Reach for Greatness agents can transition over to the No Stress Program after selling more $1.5 Million per year.

••> Beach Towne 95 Program- for Top Producers

The Beach Towne 95 Program is very simple, and attractive for any agents selling more than $2 Million per year. Agents pay $1000/month and receive 95% of all commissions.

Of course, we all know that real estate brokerage is about more than just splits. Most agents find that just switching to RE/MAX will increase sales production by 20% to 30% annually. RE/MAX agents get more listings, for a higher average commission rate. Our agents benefit by getting more buyers, because our agents are getting all their own "sign calls"... and free buyer leads from RE/MAX.com.

We have a $50 per closing transaction fee which covers Errors and Omissions insurance.
